Ownership of UAE property valued at AED 2 million or more, met through a single property or a combined portfolio.

03What happens if I spend long periods abroad?

Golden Visa holders are not subject to the standard six-month absence rule that causes ordinary residence visas to lapse, which suits those who travel extensively for business.

04Does a mortgaged property qualify?

It can. Requirements have been eased so that mortgaged properties may qualify where the valuation meets the threshold and the financing bank issues a no-objection certificate. Criteria are updated periodically, so we confirm the current position at application.

05How long does the application take?

06Is the visa renewable?
